Toronto, ON (July 9, 2025) – Hyyve, Canada’s first real estate agent listing-bid and performance-driven platform, is officially live in Toronto, transforming how homeowners connect with real estate agents. The platform is free for sellers to use, enabling them to receive upfront cash and compare side-by-side proposals from top agents competing to earn their listing – a bold, new model putting transparency and performance at the centre of the home-selling process.

Everything in real estate starts with the listing: homeowners can’t sell without one, and agents can’t earn commission without it. That makes the listing inherently valuable. Hyyve flips the traditional dynamic by giving sellers control over that value – empowering them with choice, transparency, and leverage – while motivating agents to compete based on merit, service, and commitment.

Hyyve only earns a success fee from the winning agent’s bid, aligning its interests with both sellers and agents, and ensuring the platform is driven by outcomes, not upfront costs.

Hyyve launches with 500 select, invite-only realtors and home sellers, underscoring the growing demand for innovation in residential real estate. Built for Modern Sellers

Sellers can now create MLS®-style pre-listings with photos, videos, and property details, which can be enhanced by AI-powered virtual staging from Hyyve’s partner, AI HomeDesign. Secure ID verification with Stripe also ensures trust for both sellers and agents.

Sellers receive bids that highlight agent credentials, regulator board compliance, ratings, and value propositions, then sign a standard listing agreement with their chosen agent. The agent’s bid is held in trust until the home sells or the listing expires, with full refunds if the seller breaches the listing agreement. Through Hyyve’s partnership with iCommission, agents can access commission advances on both signed listings and sales – empowering them to bid upfront without impacting cash flow.

Home Selling Intentions Are High

In tandem with the launch, Hyyve’s 2025 Home Seller Insights Survey, released today, reveals that home-selling intentions remain strong. Over half (55%) of Canadians surveyed say they plan to sell their homes within the next two years, and of those who are planning, 70% say the ongoing Canada-U.S. trade war has not influenced that decision. These findings highlight both the opportunity and the need for a more transparent, performance-based approach to real estate.

A Growing Demand for Transparency

Many Canadians have relied heavily on personal networks when selecting a real estate agent to sell their home. Nearly half (48%) of sellers say they have chosen their agent based on referrals from friends or family. However, among those who sold in the last 12 months, 41% also say they would not use the same agent again, suggesting a notable shift in Canadians’ attitudes when it comes to who they trust to sell their most valuable asset.

While referrals can feel familiar and convenient, they’re not always the right fit. Referred agents often treat the listing as found business, which can result in less competitive effort. In contrast, Hyyve introduces competition – agents bid to earn the listing, creating accountability and alignment with seller expectations. Hyyve can also serve as a powerful benchmark, giving sellers transparency into what other top-performing agents are offering and helping validate whether a referral truly delivers the best value.

Knowledge Gaps Persist

On average, Canadians keep their homes for around seven to ten years. Yet, the time spent researching significant purchases like a new car or post-secondary education is five times higher than the time spent searching for a real estate agent, selling their most valuable asset.

These findings are from a survey conducted by Hyyve from March 31st to April 2nd, 2025, among a sample of 569 online Canadians who are members of the Angus Reid Forum. The survey was conducted in English and French. For comparison purposes only, a probability sample of this size would carry a margin of error of +/-4.1 percentage points, 19 times out of 20.
